In this section of the Core Materials, we will go over fundamental concepts of financing—Term, Rate, Amortization, Commitment Letters and Collateralization. We will look at the documents of financing—Promissory Note, Mortgage, Collateral Assignment of Leases and Rents and Guaranties. Next, we will examine Seller Financing—SBA limitations on that financing and strategies for both Buyers/Borrowers and Sellers/Lenders. We will go over some strategies for financing. Lastly, we go over some of the key issues regarding guaranties and the risks associated with them.
